🏡 Maximum Capacity: Strict limits on the number of guests allowed on property.

🚗 Parking Rules: Only a certain number of vehicles are permitted per rental. In designated spots, not on lawn or street.

🔇 Noise Regulations: Keep it quiet, especially at night.

🎉 No Parties: Large gatherings are not allowed.

📏 Age Restrictions: Minimum age for booking.

🌄 Light Pollution: Outdoor lighting should be off after dark.

We’ve been working closely with the Poconos Association of Vacation Rental Owners, local law enforcement, and HOAs to find the right balance. Here’s what you need to know:

✖️ Two Violations: Rental permits can be revoked after two violations. 📍 Court Appearance: Each violation requires legal fees and a court appearance.

📊 Why Have These Laws Been Created?

To better understand why many townships and cities have introduced stricter regulations for short-term rentals, here are some of the main reasons given:

🕴️ Age Restrictions (25-30): Similar to renting a car, age demographics play a significant role as they are statistically more likely to have incidents, which leads to higher insurance and rental rates, increased police calls, and community disturbances reported from neighbors.

🔇 Noise Violations: Noise is the most common complaint. Many short-term rentals are located in HOA communities where full-time families and retirees live, making peace and quiet a priority.

🚗 Trash and Parking Violations: These are among the top complaints, along with noise and lighting, disrupting community harmony and balance of life for families living, working, and retiring here.

🚨 Increased Incidents: Community rangers and local police have reported higher rates of violations, which require court appearances, legal fees, and affect both guests and owners.

🏡 Property Damage: Property managers experience higher rates of unreported damage, excessive wear and tear, or additional cleanup costs beyond normal costs. This impacts future rental rates and operational costs.

🔧 Legal Risks: Real estate attorneys report that legal risks have increased significantly.
